What you should expect from Barra Realty and the method that we base our legal framework and ethical code to formulate our appraisals are outlined below...
You will receive an estimated selling price that is reasonable and based on the factors likely to impact on the sale price. This will include comparable sales, location, architectural design, future use of the property such as zoning or rights of way, market demand, and seasonal and economic factors.
We will provide you with written, data based evidence of our selling price estimate for your property. You will receive a written notice if we revise our estimate and provide you with evidence of the reasonableness of the revision and amend the agency agreement to include the revised figure.
We will conduct a marketing campaign that promotes accurate information about your property to attract genuine interest from buyers.
You can legally ask us not to reveal the estimated selling price for your property to prospective buyers, however, by law, the selling price must go on the agency agreement. This means that we cannot reveal any price information in advertising, in writing or verbally.
Promote a price for your property as:
Market demand is just one factor we need to take into account when determining the estimated selling price for marketing your property. If there is a change then the we will need to also look at any other evidence of the likely selling price of your property to decide whether a price revision is required. If we do revise our estimated selling price, we will:
We have legally bound responsibilities to our sellers and you will be protected by legislation and acts of government including the Privacy Act 1988 (Privacy Act). Any personal information discussed about your sale becomes protected both legally and ethically.
In terms of the selling estimate, we will list your property based on the criteria above, combined with your input and what you feel your property is worth. You have the final sign off on the selling estimate as your property is your livelihood and usually your largest asset. We will not undersell or under quote your property. Our aim is to get you the best, fair and reasonable price possible.
If you are comparing agents, it is possible to get some variation in different agents' estimated selling prices, however all agents should be relying on the similar evidence to formulate that estimate.
As a seller you should be wary of choosing an agent just because their estimated selling price for your property was considerably higher than other estimates provided by competitors. This could indicate that the agent doesn’t understand the market and that the estimate is not reasonable.
All agents must provide evidence that their estimate is reasonable and Fair Trading inspectors can demand that evidence. If it is found that the estimate isn’t reasonable, based on the evidence, the agent is guilty of an offence.
